When does a garage door need replacing?

Most doors can be repaired. These are the cases where a new door usually makes more sense.

Rust through the skin

Bubbling paint along the bottom section turns into holes. Once steel rusts through, patching just moves the problem.

Three or more bad panels

Amarr suggests a new door once more than two sections have serious damage. Swapping that many rarely pays off.

Panel no longer made

Styles change every several years. If your door's section is discontinued, or faded paint won't match, a single swap won't look right.

Everything failing at once

Springs, cables, rollers and track all worn on an old door mean rebuilding the hardware around tired panels.

Soft or chewed wood

Wood doors and jambs in Hawaii face termites and rot. Steel, aluminum and composite skip that problem entirely.

A garage you live in

A gym, office or laundry room behind a thin uninsulated door gets hot. An insulated door also stiffens the skin against dents.

Why call us

A new door chosen for the leeward side

The door you pick matters less than whether it fits the opening, the wind requirement and your association's rules. We start there, then talk material, insulation and looks.

  • Struts and hardware per the drawing

What garage door material is best?

Material decides how a door handles salt, sun and the odd soccer ball. Here's how the common ones compare, from the makers' own guides.

What should a new garage door in Kapolei meet?

Three things: the wind requirement, the salt, and your association. Hawaii's residential code names garage doors among the openings that must meet wind design loads. A wind-rated door carries a permanent label with its design pressures, and it only keeps that rating if the struts and hardware go in exactly as its drawing shows. Near the coast, Clopay's warranty excludes salt-spray damage, so material and regular rinsing matter. Then the look. In the Villages of Kapolei, exterior changes a neighbor can see go to the Design Review Committee, and paint must be at least 75% white pigment. Ocean Pointe treats a substantially identical replacement as maintenance.

How a replacement goes

From measuring tape to a new door that runs

1

Measure

Width and height of the opening, headroom above it, and room on each side. Those numbers decide which doors and tracks will fit.

2

Choose

We go over material, insulation, windows and color against your HOA's rules, then give you a written quote for each option.

3

Replace

The old door comes down. New track, springs sized to the new door's weight, and every strut in place.

4

Set and test

Balance, travel limits and the reversal test, with your opener or a new one. We show you the door's label and how to care for it.

Garage door repairs in Kapolei

If the door is sound and one part has failed, a repair is usually the better buy. We'll tell you which one it is.

01

Choosing a door

The panels and track, maybe. The springs are the hard part: DASMA says spring work belongs with a trained door systems technician, and a new door's springs are wound to its exact weight. On Oahu the wind rating matters too, since a rated door only holds its rating installed per the maker's instructions.
Hawaii's residential code includes garage doors in its wind design requirements, and the building official decides what a given address needs. Rated doors are tested to ANSI/DASMA 108 and labeled with their design pressures. Glass panels in the high-wind debris zone need impact protection under DASMA 115.
The big names share a few parents. Clopay is owned by Griffon, which calls it the largest garage door maker in North America. Wayne Dalton and Overhead Door belong to the same company. Amarr is part of ASSA ABLOY, and C.H.I. was bought by Nucor in 2022. Martin, Haas and Raynor round out the list.
If you use the garage as a room, usually yes. Insulation also stiffens the door, so it dents less. One caution: the R-value on the brochure is a calculated number for one section. If energy matters, ask for the tested U-factor of the whole door.
Often. The Villages of Kapolei CC&Rs send exterior changes visible from a neighbor's lot to the Design Review Committee. Ocean Pointe's committee reviews door work too. Check your association's rules before ordering.
02

Installation and after

Honolulu's permit exemptions cover replacing windows and doors, but the city's page doesn't name garage doors. So it's worth confirming, especially if the opening or framing changes. We check what applies to your address before the order goes in.
Clopay says aluminum resists rust even with salt air, though it dents more easily. Steel comes in more styles, but scratches need touch-up. Near Ko Olina or the Ewa shoreline, rinsing salt off either one with mild soap and water every few months helps.
Often, if it has working photo eyes and the drive suits the new door's weight. An opener without sensors predates 1993 and should go. A wall-mount opener only works with a torsion-spring door. We check yours during the measure.
Sometimes, but we rarely advise it. A new door's tracks, rollers and brackets are specified together, and a wind-rated door only keeps its rating when it's installed exactly per its drawing, track included. Old track that's bent or rusted would also wear the new door from day one.
Yes, wood doors are still made. In Hawaii they're more work: wood needs resealing every year or two, and Formosan termites are the most damaging termite here, per the University of Hawaii. Steel, aluminum and composite faux-wood doors give the look without that exposure.
