Is your commercial door about to quit?

A bay door that fails mid-shift stops deliveries. These are the early signs worth a service call before that happens.

Curtain jams or skews

A rolling door that coils unevenly or binds in its guides usually has a bent slat, a worn guide or a twisted end lock.

Drops fast or feels heavy

The springs live inside the barrel above the door. When they lose tension, the door slams down or fights the operator going up.

Dented slats or panels

Forklifts and trucks find doors. A dented slat or panel can often be swapped before it spreads damage to the rest.

Operator hums or trips

Commercial operators work harder than home openers. Humming, tripping breakers or stopping short point at the operator or its limits.

Out of the guides

A curtain pulled out of its vertical guides by a bump or wind can't close or lock until it's reset and the guide is straightened.

Fire door test overdue

NFPA 80 calls for rolling steel fire doors to be inspected and drop-tested at least once a year, even doors that never move.

Which door do you have?

Rolling steel, sheet or sectional

Commercial doors split into four families. Knowing yours tells us which parts wear and what a repair involves.

Why do commercial doors wear fast around Kapolei?

Heavy traffic, dry dust and salt, all at once. Kalaeloa Barbers Point Harbor is the island's main port for bulk cargo like fuel and construction material, Campbell Industrial Park sits beside it, and new warehouse space keeps going up, like the 28-unit Crossing in Kapolei Business Park. A busy bay door cycles far more than a home door. DASMA's standard defines a residential door as one used under 1,500 cycles a year. Campbell Industrial Park averages just over 18 inches of rain a year, so dust stays in the guides. And harbor-side air rusts springs and slats that never get rinsed.

From the service call to a bay that opens

1

Describe the door

Type, size, how often it runs, and what it's doing now. A photo of the barrel, guides and operator label saves a trip.

2

Inspect

Spring tension, slats or panels, guides, bearings and the operator, checked together. You get a written price before work starts.

3

Repair around shifts

Early morning or evening, so the bay is down as little as possible. Parts for larger doors may need ordering, and we say so up front.

4

Test and log

Full cycles, limit and safety checks, and for fire doors a drop test with the results written down for your records.

01

Commercial doors

Most can. Rolling steel, roll-up sheet and commercial sectional doors, plus their operators, for businesses in Kapolei, Campbell Industrial Park, Kalaeloa and the business parks along Kalaeloa Boulevard. Tell us the door size and how many times a day it runs.
It depends on the building. A rolling door coils into a compact barrel above the opening and needs no ceiling track, which suits tight or high-traffic bays. A sectional door insulates better and offers full-view glass, but needs headroom and backroom for its tracks.
At least once a year under NFPA 80, by a trained rolling steel fire door technician, and that includes doors that never get used. The test drops the door twice and checks its closing speed. Your fire marshal or other authority having jurisdiction has the final say.
The torsion springs inside the barrel have lost tension or broken. Rolling doors depend on them the same way a home door does. Stop using it until it's checked: a door that drops fast is a hazard to anyone under it, and the operator will wear out fighting the weight.
The common ones: CornellCookson, which shares a parent with Clopay; Overhead Door and Wayne Dalton, both part of Overhead Door Corp; Raynor; C.H.I.; and Janus International on self-storage. Commercial operators are a separate class from home openers, such as LiftMaster's commercial line.
02

Scheduling and upkeep

Usually, if the slat profile is still available for that door. A slat bent by a forklift is slid out of the curtain and a new one fed in. If several slats are damaged or the curtain has stretched, replacing the curtain can make more sense.
Mostly how hard it works. DASMA's standard counts a door as residential under 1,500 cycles a year, and a busy bay door can pass that quickly. Commercial doors use heavier gauge steel, springs built for more cycles, and a separate class of operators. They also need checks more often.
Usually one of four things: something blocking the photo eyes or safety edge, the curtain binding in a bent guide, the operator's down limit out of adjustment, or a broken spring leaving the operator fighting the weight. Tell us when the bay has to be open again.
Yes. Self-storage doors are usually roll-up sheet doors, where a corrugated sheet rolls up instead of interlocking slats. Common jobs are re-tensioning the spring, replacing a dented sheet and fixing latches. Bring the unit sizes and the maker if you know it.
Campbell Industrial Park, Kalaeloa, Kapolei Business Park, Kapolei Harborside and the shops around Kapolei itself, plus Waipahu, Ewa and the Waianae Coast. The city's Waianae plan steers new heavy industry to Campbell Industrial Park.
