Why do Waipahu garage doors wear differently?
Because Waipahu is an old mill town ringed by newer suburbs. Oahu Sugar began work here in 1897, and the town grew around its camps, so the Waipahu CDP's median home dates to 1971 and 71% were built before 1980. Many of those garages carry original-style hardware and openers older than the 1993 photo-eye rule. Then the newer ring: Royal Kunia's median home is from 1989, Waipio's from 1984, Waikele's from 1994. And only about half of Waipahu's homes are detached, so plenty of garages sit in townhomes and shared buildings, where one door's noise reaches the neighbors.

What to know by community
Royal Kunia
The association's design rules define a garage as a structure with a door that hides the vehicle from the street, and require covered parking for two cars. Every repaint needs written approval, even in the same color, and gloss paint is not allowed.
Waikele
Most homes are in multi-unit buildings, so the garage door may belong to an association's maintenance plan. Check who owns the door before ordering a new one.
Old Waipahu
Plantation-era streets have the oldest garages on this side. Expect extension springs, older openers and wood that needs checking around the opening.
Waipio
Waipio by Gentry dates from the 1980s, so a door there may be 40 years old or already replaced. We check which before quoting.

Its design committee approves exterior changes visible from the street, and its rules require written approval for any repainting. Like-for-like repairs are usually fine. A new door or new color should go to the committee first, and its approval comes before any city permit.
By use, not by the calendar. Most standard springs are rated around 10,000 cycles, so a busy household can wear them out in under ten years. In older Waipahu homes, the springs may already be past that. A balance test tells us.
Those are extension springs, common on older homes. They work, but each one needs a safety cable through the middle so a break can't throw metal. If yours have none, add them, or ask about converting to torsion springs.
Usually. Worn steel rollers, dry hinges and a chain-drive opener make most of the noise. Nylon rollers with sealed bearings and a belt-drive opener are the usual fix where a bedroom shares the wall.
