Why do Ewa Beach garage doors need different repairs?
Because Ewa is two housing eras side by side. In the old Ewa Beach CDP the median home dates to 1969, and 88% were built before 1980, so garages there can still run extension springs, wood jambs and openers older than the 1993 photo-eye rule. A few minutes away, Ocean Pointe's median home is from 2009 and Ewa Gentry's from 1998. Those doors are newer, but many are on the springs they came with, and springs wear by cycles. Add the shoreline: Ewa Beach, Ocean Pointe and Iroquois Point all front the ocean. One plain, two kinds of repair.
So we ask your neighborhood first. It tells us whether to bring extension or torsion parts, and whether an association will want to approve the door's look.

The design review committee approves door changes, and treats a substantially identical replacement as maintenance. Its pre-approved keypad is the LiftMaster 877max in light gray, and the first phase, Ke Aina Kai, was specified with Raynor doors.

The resort community association's architectural review committee must approve alterations or repairs in writing before work starts. Ask before you change the door's style or color.
Ewa Villages
The Legislature has noted that the historic district's rules put strict limits on parking and exterior facades. Check before changing what the street sees.

Its design review committee reviews door work. Replacing a door with one of substantially identical materials and colors counts as maintenance. A different style or color needs approval before work starts.
The association lists the LiftMaster 877max wireless keypad in light gray as its pre-approved garage transmitter. We can program one to a compatible opener during any visit.
Often. Older doors usually need new springs, cables and rollers more than a new door. We check the panels, the wood around the opening and the opener. If sections are rotted or rusted through, we'll price a replacement too.
Stop using the door. That wire is a lift cable, and with one side broken the door hangs crooked and can drop. Leave it closed if it is, keep people clear, unplug the opener, and call.

Booking in Ewa
Hoakalei's architectural review committee says it has jurisdiction over construction, alterations and repairs, with written approval before work starts. A like-for-like spring or opener repair is worth a quick check with the association. A new door definitely is.
The district is on the Hawaii Register, and the Legislature has described strict limits on parking and exterior facades there. Repairs that don't change the look are usually simple. Talk to the district before replacing or restyling a door.
Salt, sand and standing water collect along the bottom edge and in the tracks. Near the shore that's where rust starts first. Rinse it with mild soap and water and touch up scratches early. Rust through the skin usually means a new bottom section.
Kapolei Parkway links the two directly, and Fort Weaver Road runs through the middle of Ewa. Old Ewa Beach is about 6 miles from Kapolei. Morning traffic on Fort Weaver is real, so tell us if timing matters.
If the maker still makes that section in your door's style and color, yes, and a matching section keeps the association happy. Bring us the door's model label. If the panel is discontinued, a full matching door may be the only clean option.
